India Housing Sales: Slight Uptick Despite Yearly Dip

Q2 2025 Sales Overview
As several as 96,285 units were marketed in the quarter compared to 120,335 devices in Q2 2024, claimed building consultancy Anarock. Sales raised 3 per cent quarter-on-quarter (Q-o-Q). In Q1 CY25, sales were down 28 percent Y-o-Y.
Regional Sales Performance
In Q2 CY25, the Mumbai urbane area (MMR) and Pune together accounted for over 48 percent of total housing sales in the seven cities. As many as 46,685 devices were marketed in MMR and Pune. Chennai was the only city among the 7 to see an annual rise (11 percent) in housing sales: from 5,100 devices in Q2 CY24 to 5,660 in Q2 CY25.
Yearly housing sales in India’s leading seven cities decreased 20 percent in the 2nd quarter of fiscal year 2025 (Q2 CY25) due to rising building costs and geopolitical tensions, said a report on Thursday, noting that “buyer sentiment is rebounding”.
New Supply Trends
New products decreased 16 per cent: from 117,165 devices in Q2 CY24 to 98,625 systems in Q2 CY25. Realty hotspots MMR and National Funding Region (NCR) made up 48 percent of the overall new supply– one of the most. MMR saw a 36 percent yearly decline and an 8 percent quarterly decrease in new supply.
Unsold real estate stock in the 7 cities raised marginally to about 562,000 devices since Q2 CY25-end from 560,000 systems in Q1 CY25. Each year, the unsold inventory reduced by 3 per cent. Pune had the highest yearly decrease, of 15 percent.
